Borrowing in a SMSF

SMSFs can borrow via limited recourse borrowing arrangements to invest in commercial and residential property. Generally, limited recourse loans can be secured for up to 80% of the purchase price of a property (excluding purchase costs).

Some rules to consider when thinking about borrowing in your SMSF

  • Residential investment properties purchased through an SMST cannot be lived in by you, any trustee, or anyone related to the trustees. You cannot benefit from your SMSF until you retire.
  • Whilst borrowed funds can be used for maintenance, they cannot be used to improve a property. This means "doer-uppers", knock down to rebuild and empty blocks you plan to build on and development sites are not allowed.
  • Your SMSF can lease a commercial property to you, your family or related parties providing it meets the rules for doing so.
